Buyer representation allows us to put your interest first, above all others.
If there’s a sign in the yard, that company and agent are already under contract with the seller to put their interest ahead of the buyer’s interest.
Who represents you?
It’s important for you to know who the real estate agent represents. They must represent someone – if not the buyer, they represent the seller. If there is a “for sale” sign in the yard, that (listing broker) is usually under an agreement to represent the seller and put their interest first, ahead of the buyer’s interest.
Buyer Representation is commonly practiced in Texas. It is to your benefit to find a REALTOR® you are comfortable with and trust and ask him/her to represent you in the transaction. Buyer Representation should not be “assumed”. There should be a Buyer Rep Agreement clearly outlining the terms and responsibilities of all parties.
Once hired for the job, a REALTOR® will provide you with information about current market conditions, financing options, and negotiating issues. Remember: Market conditions can change and the strategies that apply in one negotiation may be inappropriate in another. This information should not be set in stone.
